Field-tested frameworks on Mumbai real estate marketing, Meta vs Google Ads, Local SEO and D2C launches.
I plan the strategy, create the content and run the campaigns myself: Meta and Google Ads, SEO, social media and landing pages. Every rupee is tied to a clear goal such as leads, sales or site visits.
Real estate is where I have hands-on experience, at Ekâ Life and Kolte-Patil Developers. My case studies also cover F&B, beauty/D2C and fitness brands.
Both. I'm based in Mumbai and open to marketing roles and project-based work. I usually reply within 24 hours.
Yes. I script and edit Reels, design carousels and statics, write copy, and also set up and optimise the ad campaigns that distribute them, with GA4, GTM and Meta Pixel tracking.

Hiring a digital marketer or planning your next campaign? I'd love to hear about it.
I'm Mayank Prajapat, a Mumbai-based marketer with real estate experience at Ekâ Life and Kolte-Patil Developers. I combine on-ground campaign execution with brand strategy, digital marketing and hands-on content creation.

My Bachelor of Mass Media in marketing and advertising taught me the theory. Working in real estate marketing taught me how campaigns actually perform: hoardings, lift branding, bus shelters and station boards across Mumbai, launch events, possession ceremonies, and conversations with buyers on site.
Along the way I worked closely with creative agencies, including Brandniti and Eduavenir Solutions, briefing creatives and keeping brand communication consistent across every channel. I also helped draft corporate communication, including Ekâ Life's official announcement of its strategic partnership with Prestige Group.
Now I'm adding digital to that field experience through an 8-month professional course (Jul 2026 – Mar 2027): Meta and Google Ads, SEO, social media, websites and performance marketing. I apply it in full strategy case studies across real estate, fashion, F&B, beauty and fitness, and I create much of the content myself.

Altitude 360 Residences · GMLR, Govandi
From November 2025 to May 2026 I executed the outdoor, BTL and on-site marketing for Domain, a residential tower on the Ghatkopar–Mankhurd Link Road (GMLR) in Govandi, by Ekâ Life with Dotom Lifespaces. Five campaign waves in all: the launch, limited-edition view residences, a pre-launch series, a full 20:80 payment-plan push across outdoor, BTL and the channel-partner network, and corporate PR.
Real campaigns for a live project (MahaRERA P51800023311). Creatives were produced by partner agencies; I briefed them, coordinated vendors and executed on the ground.

Altitude 360 Residences sells three view-led homes in one tower: Creek, Hill Crest and Sunset Residences. 1, 2 and 2.5 BHK, priced from about ₹75–85 lakh to ₹1.36 Cr at different stages of the campaign.
Selling premium, high-floor homes in a price-sensitive Govandi–Mankhurd market where buyers compare on EMI, not on views.
Turn the views into the reason to buy, drive site visits every weekend, and activate local channel partners across Govandi, Kurla and Chembur.
Families and investors from Govandi, Mankhurd, Chembur, Kurla, Wadala, Ghatkopar and Mumbra, reached on the street, at the station and through 16 channel partners.

The 20:80 offer was taken to every place a Govandi buyer passes in a day: the station, the bus stop, the main road, the inner lanes and the broker’s office.
| Medium | Where | Scale | Live from |
|---|---|---|---|
| Bus shelters | Shivaji Nagar signal · Govandi station | 2 shelters, 20×5 ft + side panels | 17 Apr 2026 |
| Site hoardings & arch gate | Domain site, GMLR | 11 panels (20×10 ft) + arch gate | 17 Apr 2026 |
| Station boards | Govandi railway station | 15 boards, 8×3 ft | 21 Apr 2026 |
| Pole kiosks | 2 km stretch around Govandi | 100 kiosks, 3×5 ft | 22 Apr 2026 |
| Look-walkers | Govandi Roads 1–16 · Kurla East | 4 routes, Fri–Sun for a month | 24 Apr 2026 |
| Channel-partner kit | Kurla, Govandi, Wadala, Chembur, Ghatkopar, Mumbra | 105,000 flyers · 13 standees · 16 CPs | Apr 2026 |
| Lift & staircase branding | Domain site (2nd & 7th floor) | Full lift wrap + 4 staircase panels | Apr 2026 |

The agencies that put the Domain outdoor media up.
The company: a Mumbai outdoor media agency covering OOH, digital and BTL, MSME-registered. Specialises in hoardings and railway station media.
At Domain: the 30×30 ft GMLR hoarding and 8×3 ft station boards at Sion, Chunnabhatti, Chembur, Govandi and Ghatkopar, 15 boards each, with the creative changed on 19 Dec 2025. Also ran station hoardings at Kurla and Vikhroli (26×8 ft), boards at Mahim and Matunga, and Ghatkopar Metro FOB branding.
The company: a Mumbai outdoor advertising company, MSME-registered, handling large-format sites like gantries and transit media such as in-train panels.
At Domain: the Mankhurd junction gantry (100×10 ft) and Chheda Nagar junction gantry (120×10 ft), plus in-train panels on the Harbour Line (17×24 in). New creative was mounted on the Mankhurd gantry in Dec 2025.

25 posts carrying the same “Pay 20%. Have plenty.” line online: the content mix, posting times and the calendar I planned in May for June 2026.
See the calendar25 posts for “Pay 20, Have Plenty”, planned in May from the approved Domain content sheet: what to post, why, and when, with festival posts on their actual dates.
Cadence: 6 days a week, Monday to Saturday, with Sundays left for site visits. Reels run 3–4 times a week, an offer post goes out roughly weekly, and a carousel every 8–10 days.
“Pay 20%. Have plenty.” Every post ends on the 20:80 payment plan, so the offer is remembered without hard selling.
Calm and practical: “better planning”, not “luxury”. Right for buyers in Govandi and Chembur who compare on value.
Reels for reach, carousels to explain the upgrade, statics for the offer, and amenity, construction and local-life posts for proof.
Briefed Brandniti and Eduavenir Solutions on campaign creatives and followed each adapt through to print, from hoardings to lift panels.
Helped compare three media vendors line by line for billboards, gantries and station boards on the Chembur–Mankhurd corridor.
Tracked look-walkers through hourly photo check-ins on four routes, flagged walkers who left their routes and reported coverage gaps.
Coordinated flyers, standees and CP-meet materials for 16 brokers across six localities with the sales managers.
Booking gifts, UV-embossed congratulations cards and customer profile forms, so every booking felt like a milestone.
Tracked campaign spends and maintained customer and sales data in Excel for marketing reports.

The reports I shared internally after each campaign went live: every medium, location, size and live date, with photos from the street.

The release announced Prestige Group’s joint development of a 17.212-acre parcel in Sector 92, Gurugram, next to Sare Gurugram, near the Dwarka Expressway. It positioned Ekâ Life as a developer that revives stressed projects, and carried quotes from Ekâ Life's founder, Mr Ajay Munot, and Prestige Group's CMD, Mr Irfan Razack.
My role: collaborated with the legal team to draft the announcement, keeping the external messaging accurate and on-brand.
I've executed outdoor, BTL and social campaigns for a live project. Let's talk about yours.
“Creation, not Construction.”
Three months as a marketing intern at one of India's established listed developers: logistics, site visits and inspection reports across three Mumbai projects, email marketing, channel partner meets and possession events. This is where I learned how real estate marketing works on site.

Six areas of work across three projects, April to June 2025, working alongside the marketing team.
Planned and coordinated logistics for marketing activities, site requirements and events.
Regular visits to Alora, K52 and La Vita, including supporting buyers on their site visits.
Inspected work on site and wrote inspection reports and snag lists for the project teams.
Prepared and sent email marketing communication about the projects.
Took part in channel partner meetings and saw how brokers drive real estate sales.
Managed flat-possession events together with the marketing team, from setup to handover day.
Not a calendar of dates but the cycle the work followed: what I saw on site fed the reports, the communication and, finally, possession day.
Three Kolte-Patil projects across Mumbai and Navi Mumbai, visited every week.

Kolte-Patil is a listed developer with a dominant presence in Pune's residential market and projects in Mumbai and Bengaluru. In 2025 Blackstone acquired a 40% stake.
Company figures and awards from Kolte-Patil's Q1 FY27 investor presentation and Business Standard (Mar 2025). Brand colours on this page are a presentation choice, not Kolte-Patil's brand guidelines.
ET Real Estate Awards 2025: integrated 360-degree marketing campaign, for Canvas.
Asia Pacific Property Awards 2025–26 and Golden Brick Awards 2024 for 24K Manor.
Watching buyers walk a project showed me which details actually close a decision. That later shaped how I briefed creatives at Ekâ Life.
Possession events are the moment a buyer becomes an advocate, and running them with the team showed me how much the details matter.
Channel partner meetings taught me how much of real estate sales runs through brokers, which I put to work with 16 partners on Domain.
At Ekâ Life I took this site experience into live outdoor, BTL and social campaigns.

“Where Hospitality Meets Opportunity”
Open House Ventures sells premium residences and serviced apartments across Mumbai's western corridor. Buyers can live in them, rent them out, or earn hotel-style income through a managed rental program.
The self-set brief: turn property browsers and investors across Borivali, Andheri, Dadar, Bandra and Worli into booked site visits. The strategy pairs hospitality warmth (“live like a guest”) with investment logic (rental yield, EMI coverage, appreciation), using tier-specific creatives, a conversion-focused landing page and full-funnel paid media.
Concept project, self-initiated. Open House Ventures is a fictional brand. I set the brief and wrote the strategy, ad plans, SEO plan, content calendar and landing-page copy. All prices, budgets, yields and results are illustrative assumptions, not campaign data.

*Multi-channel digital marketing plan & creative deliverables proposed for Open House Ventures.
Each tier gets its own persona, price story and creative angle, so a Borivali first-home buyer never sees a Worli penthouse ad.

Posts rotate across all four micro-markets and the four content pillars (inspiration, education, trust and promotion), so the grid works as a brand page and as a sales tool.
A booking experience built on behavioural economics (loss aversion, social proof, risk reversal) and low-friction micro-commitments.
On the demo page, countdowns, “units left” tags, visitor toasts and the RERA badge use placeholder data. A live project would show only real inventory, real and consented activity, and its actual MahaRERA number.
This is the live page. Scroll inside the frame to explore it.
What we used: High-contrast primary CTAs (“Book Site Visit”, “Get Exact Pricing”) above the fold and in every listing card, plus a sticky mobile bar with WhatsApp.
Purpose & impact: Ready buyers can act at once, while softer CTAs (“Calculate EMI”, “Download Brochure”) capture browsers without pressure.
Expected: Higher CTR across intent stagesWhat we used: A pre-launch price countdown bar, limited weekend site-visit slots and “Only 3 sea-facing units left” tags on luxury listings.
Purpose & impact: Clear deadlines stop buyers from putting off a high-ticket decision indefinitely.
Expected: Less hesitation, faster enquiriesWhat we used: Toasts such as “Rohan from Andheri just booked a site visit” and “Priya from Dadar downloaded the Worli brochure” (fictional names on the demo).
Purpose & impact: Seeing others act builds confidence and reduces scepticism about a new brand.
Expected: Builds trust in real timeWhat we used: Micro-market chips, a total-price or area × rate mode, a live EMI doughnut and a “rent covers X% of your EMI” bar.
Purpose & impact: Turns a ₹3 Cr price tag into a monthly number, and shows investors how rental income offsets the EMI.
Expected: Longer time on page, warmer leadsWhat we used: Step 1 micro-market & budget, step 2 name & phone, step 3 date + WhatsApp opt-in, with calculator values pre-filled.
Purpose & impact: Easy first questions build momentum, and sales gets qualified, budget-tagged leads.
Expected: Higher completion rateWhat we used: a MahaRERA number slot (placeholder on the demo), transparent ₹/sq ft pricing, a managed rental program and bank-loan tie-ups.
Purpose & impact: Removes the biggest objections in Mumbai real estate: hidden costs, delays and the hassle of renting out.
Expected: Lower perceived riskWhat we used: “Get the Worli price sheet & floor plans on WhatsApp” in exchange for a phone number.
Purpose & impact: Most first-time visitors aren't ready to visit, so this captures them for nurture and retargeting.
Expected: Captures non-ready visitorsWhat we used: An accordion covering possession timelines, the rental program, NRI purchases, loans and stamp duty.
Purpose & impact: Answers doubts before buyers leave to search forums where competitors can reach them.
Expected: Keeps buyers in the funnelThe same component that powers the landing page. Pick a micro-market and adjust the sliders.

Turning casual scrollers into booked site visits at every stage of the property journey.
Lifestyle Reels, sea-view drone shots and micro-market carousels that earn saves, shares and profile visits.
Floor plans, ₹/sq ft transparency, the EMI & ROI calculator and testimonials that answer “can I afford it?” and “will it earn?”.
Lead forms, WhatsApp and retargeting with a “stay a night on us” site-visit offer, measured as cost per site visit.
Let's build a data-driven plan that fills your site-visit calendar.

Go With The Fashion.
A 30-day digital launch strategy for a men's and women's fashion brand built for Gen Z and Millennial Mumbai. It covers positioning, brand theory, personas, competitors, Instagram, influencers, Meta and Google Ads, SEO, a launch offer, the full funnel and a day-by-day calendar.
Independent speculative project. Not commissioned by, or affiliated with, the Snitch fashion brand; the name is used as a case-study subject. All strategy work is my own. Budgets, turnout and KPIs are illustrative.

Snitch doesn't ask to be noticed.
It makes noticing unavoidable.
We don't compete for attention.
We make competing feel pointless.
Quality that makes you question everything you wore before.
A new entrant with zero brand equity, no reviews or UGC, and a name that overlaps with an existing brand, competing against funded players who can outspend on media.
Category recall, not incremental share. By Day 30, hearing “Snitch” should end the conversation before a competitor is considered: 800–1,200 orders at a CAC under ₹350.
Gen Z and Millennial men and women in Mumbai, 18–30. Mobile-first, Reels-led, trend-driven, and tired of fast fashion that doesn’t fit Indian bodies.
Every Reel, ad and creator collab puts the product on real bodies in real Mumbai settings, and lets styling, fit and versatility do the convincing. Paid media and influencers are distribution, not decoration. The goal: a first-time buyer feels their old wardrobe suddenly looks dated.
The plan opens with a proposed experiential launch at NESCO, Goregaon, to put the product in front of the audience in person before digital spend. The 30-day digital plan is built to recreate that in-person “wow” at scale.
Scaffolding, staging, lighting and counters stay strictly black (#000000) and white (#FFFFFF). The clothing is the only colour in the room, so bold prints, geometric patterns and crochet textures pop like art on a gallery wall.
Separate from the 30-day digital budget
For Gen Z and Millennial men and women in Mumbai who want to look current without overthinking it, Snitch is the fashion brand that needs no introduction. Unlike legacy labels that rely on heritage and slow seasonal drops, Snitch moves at the speed of trends and lets the product speak first.
A thin symbol paired with a heavyweight wordmark: precision and restraint against confidence and presence. The same contrast scales up to the monochrome-vs-vibrant gallery.
Gen Z dresses for who they are today, not a long-term wardrobe plan. Every campaign speaks to a moment, not a season.
Fast design-to-shelf and quick-commerce delivery become proof that Snitch moves as fast as culture.
Content anchors on personas, not micro-trends. The brand mirrors who the customer is becoming.
“Sold out because we made just enough” turns limited drops into a scarcity story.
Lead with ₹800–₹1,999 shirts, tees and jeans for launch volume; use luxe pieces as aspirational hero shots; sell accessories as post-purchase upsells.
| Category | Price range | Role in strategy |
|---|---|---|
| Casual & formal shirts | ₹800 – ₹3,799 | Core acquisition: highest search volume, entry price |
| Jeans & trousers | ₹800 – ₹3,599 | High-frequency repeat, pairs with shirts in styling |
| T-shirts & casualwear | ₹800 – ₹1,999 | Lowest-friction first purchase, ideal for gifting |
| Sweaters & winterwear | ₹1,200 – ₹2,399 | Seasonal spike, Nov–Jan push |
| Blazers & luxe outerwear | ₹2,500 – ₹5,699 | Premium halo that lifts brand perception |

Seven players across budget D2C, homegrown streetwear, conglomerate athleisure and global fast fashion. Nobody sits in the fast-and-premium quadrant.

Let's build a launch plan that makes your product impossible to ignore.

“Slow coffee. Fast friends.”
A specialty café in Bandra West that wanted more than weekend crowds. The brief: fill the quiet weekday afternoons, build a loyal local community and grow delivery orders, all on a lean budget.
Concept project, self-initiated. Brew & Bloom Café is a fictional brand. I set the brief and wrote the strategy, content plan and copy. Budgets and KPI targets are proposals, not results.

Packed weekends, but a 60% emptier café Monday to Thursday between 3 and 6 pm.
Raise weekday footfall and build a recognisable, warm brand on Instagram and Google.

“Skincare that shows up for you.”
An ingredient-led D2C skincare brand launching its first hero product, a Vitamin C serum. The goal was a profitable launch: build trust fast and turn Instagram attention into online orders.
Concept project, self-initiated. Lumière Skin is a fictional brand. I set the brief and wrote the strategy, content plan and copy. Budgets and KPI targets are proposals, not results.

A new brand in a crowded category, with no reviews and low trust.
Launch the hero serum, reach 3× ROAS on paid social and build an email/WhatsApp list.
Women and men aged 20–35 in metro cities who research ingredients before buying.
The content plan leads with ingredients. Each one is explained in plain language, without promises the product cannot back up.
An antioxidant widely used in serums aimed at dullness and uneven-looking tone.
A form of vitamin B3, commonly used to support oil balance and the look of pores.
A humectant that draws water into the skin’s surface layers for a hydrated feel.
Lumière Skin is a concept brand, so these are general ingredient descriptions, not tested product claims. A live launch would use claims such as “dermatologist-tested” only with test reports to back them.
A 28-day challenge where creators and customers post weekly skin check-ins with the serum. Each week unlocks a routine tip, and the best stories are featured on the page and in ads.

Carousels that explain each ingredient in plain language, building trust before the sale.
Ten creators film honest 28-day routine Reels, reused as Meta ad creatives.
Advantage+ shopping campaigns with UGC hooks, plus retargeting of viewers and cart abandoners.
A WhatsApp routine reminder and email series that drive the second purchase.

“Train hard. Belong here.”
A boutique strength and HIIT studio opening in Andheri West. The goal was 150 founding members before launch day, using a free-trial funnel and a community-first brand.
Concept project, self-initiated. FitForge Studio is a fictional brand. I set the brief and wrote the strategy, content plan and copy. Budgets and KPI targets are proposals, not results.

A new studio competing with big gym chains and their low monthly prices.
Book 600 free trials and convert 25% into founding memberships within 60 days.
Working professionals aged 24–40 within 5 km who want coached, small-group training.
A pre-launch challenge: book a free trial, complete three classes in seven days and unlock founding-member pricing. A live “spots left” counter and member check-in Reels keep the urgency high.

Coach-led Reels, Meta lead ads and Google Search reach people within 5 km.
Lead form to WhatsApp booking, with automated reminders to cut no-shows.
Complete three classes in the 7-day trial to unlock founding pricing.

Form-check Reels and quick workouts that show expertise and personality.
Limited founding pricing with a visible countdown of spots left.

A 16-section plan that puts Open House Ventures in front of people searching “2 BHK in Borivali West” or “sea view flats in Worli”: one search campaign per tier, backed by Performance Max and remarketing.
Proposed strategy & simulated portfolio deliverable
Search captures demand that already exists. The job is to win the highest-intent queries in each micro-market at a cost per site visit that sales can live with.
| KPI | Target (indicative) | Why it matters |
|---|---|---|
| Search impression share (exact) | > 60% | Visibility on core project terms |
| CTR (search) | > 6% | Ad relevance and Quality Score |
| Conversion rate | > 6% (landing page) | Landing page effectiveness |
| CPL | ₹700 – ₹2,500 by tier | Efficiency |
| Lead → site visit | 20 – 25% | Search leads are typically warmer than social |
OHV_PMAX_ALLOHV_DISP_RMK| Campaign | Share | Monthly | Daily |
|---|---|---|---|
| Search (4 tier campaigns) | 60% | ₹36,000 | ₹1,200 |
| Performance Max | 25% | ₹15,000 | ₹500 |
| Display remarketing | 15% | ₹9,000 | ₹300 |
| Total | 100% | ₹60,000 | ₹2,000 |
Exact and phrase match on core terms, with broad match only inside Smart Bidding once conversion data exists.
| Tier | Ad group | Sample keywords | Match |
|---|---|---|---|
| Borivali | Generic | [flats in borivali west], "new projects in borivali west" | Exact · Phrase |
| Borivali | BHK | [2 bhk flat in borivali west], "1 bhk borivali price" | Exact · Phrase |
| Andheri | Investment | "andheri west 3 bhk price", [serviced apartments andheri east] | Exact · Phrase |
| Andheri | Near airport | "flats near mumbai airport", [property near seepz] | Phrase |
| Dadar | New launch | "dadar new launch", [new projects in dadar west] | Exact · Phrase |
| Dadar | Landmark | "flats near shivaji park", [3 bhk dadar west] | Exact · Phrase |
| Luxury | Bandra | "bandra west luxury apartments", [4 bhk bandra west] | Exact · Phrase |
| Luxury | Worli | "worli sea view penthouse", [sea facing flats worli] | Exact · Phrase |
These protect the budget from renters, job seekers and bargain hunters. Applied as a shared list across all search campaigns.
Exception: “rental income” and “rental yield” are added as positive phrase keywords in the Andheri investment ad group, so “rent” is applied as an exact-match negative there.
